Barg Singer’s practice is focused on representation of real estate developers, investors, and businesses with their leasing and other real estate needs. We regularly assist clients in the acquisition, development, leasing, and financing of properties.
We have considerable experience representing landlords and tenants with retail, office, industrial, and other commercial leasing matters. We have in-depth expertise with leasing issues unique to shopping centers and mixed-use buildings. Our years of experience have provided us with a comprehensive knowledge of industry-specific leasing issues related to technology companies, health care providers, restaurants, and other industries. We are adept at working with complex leases such as ground leases and multi-property master leases. Our involvement in leasing matters includes assisting the client with front-end conceptualization of the lease transaction, lease preparation and negotiation, and lease enforcement issues.
INVESTMENT AND BUSINESS PROPERTIES
We represent investors and businesses in the acquisition, financing, ownership, management, and disposition of a wide variety of properties, including apartments, hotels, shopping centers, single-tenant retail properties, office buildings, and industrial properties. We regularly assist clients with tax-deferred ("1031") exchanges of all levels of complexity. Our practice has allowed us to develop considerable expertise with joint ownership structures, including limited liability companies, tenancy in common agreements, and other ownership arrangements. We approach all transactions with sensitivity to the underlying business issues our clients face.
REAL ESTATE DEVELOPMENT
We represent real estate developers with all aspects of their transactional matters. Our representation frequently includes property acquisitions and sales, joint venture formations, survey and title issues, financing transactions, CC&Rs, easements, construction contracts, leasing, and vendor contracts. We have extensive experience with a wide variety of development projects, including mixed-use buildings, office buildings, apartment complexes, shopping centers, long-term care facilities, industrial and warehouse properties, hotels, subdivisions, residential, and condominiums. We have in-depth knowledge of the structuring and documentation of joint venture and financing relationships related to development projects.
REAL ESTATE FINANCE
We regularly represent property owners and investors in connection with the financing and refinancing of properties and development projects. We have expertise in negotiating and preparing loan documents and an understanding of current market terms for real estate loans. In addition to our experience working with institutional lenders, we are experienced with representing borrowers and lenders in private money lending transactions involving real estate.
