Barg Singer Hoesly represents real estate developers with all aspects of their transactional matters. Our representation frequently includes property acquisitions and sales, joint venture formations, survey and title issues, financing transactions, CC&Rs, easements, access agreements, construction contracts, design services agreements, leasing, and vendor contracts. We have extensive experience with a wide variety of development projects, including mixed-use buildings, office buildings, apartment complexes, shopping centers, long-term care facilities, industrial and warehouse properties, hotels, subdivisions, and residential developments. We have in-depth knowledge of the structuring and documentation of joint venture and financing relationships related to development projects, including public-private partnerships.


REPRESENTATIVE MATTERS

  • Development agreement between developer and city agency for redevelopment of core downtown block through construction of mixed-use building and renovation of historic building in Clackamas County, Oregon.

  • Representation of developer in connection with $38.5 million construction loan for 120-unit apartment project in Portland.

  • Development of 42,000-square foot mixed-use building in the Central Eastside area of Portland, including lease of 22,000-square feet of office space.

  • Joint venture agreement for mixed-use development in the Alphabet District of Portland.

  • Sale of air rights, including view easement and Floor Area Ratio (β€œFAR”), with respect to historic Portland property in connection with redevelopment of neighboring property.

  • Access and crane-swing easement agreements in connection with the development of multiple buildings in Northwest Portland.

  • Representation of developer in acquisition of Seattle-area property and lease to multi-billion dollar national automotive service company for redevelopment.

  • Representation of individual investors on development of multiple Portland-area multifamily projects by a local developer.

  • Representation of individual investors in downtown Seattle historic office redevelopment.

  • Development of long-term care facilities in multiple states, financed by a REIT.

  • Negotiation of development services agreement for Los Angeles hotel on behalf of contractor.
